1. Agreement to These Terms

These Terms of Use (“Terms”) govern your access to and use of www.revolrealestate.com and any related subdomains, landing pages, forms, and mobile-optimized versions of the site (collectively, the “Site”). The Site is owned and operated by REVOL Real Estate (“REVOL,” “we,” “us,” or “our”), a licensed real estate brokerage with its principal office at 1850 York Road, Suite I, Timonium, MD 21093.

By accessing, browsing, registering with, or submitting information through the Site, you agree to be bound by these Terms and by our Privacy Policy, which is incorporated here by reference. If you do not agree, please discontinue use of the Site.

We may revise these Terms at any time. Revisions take effect when posted, and the “Last Updated” date above will change. Your continued use of the Site after a revision constitutes acceptance of the updated Terms. Material changes will be flagged on the Site for a reasonable period.

2. Licensing and Brokerage Disclosure

REVOL Real Estate is licensed to provide real estate brokerage services in the State of Maryland and is regulated by the Maryland Real Estate Commission, a unit of the Maryland Department of Labor. Licensing information is available on request and through the Commission’s public license lookup.

Nothing on the Site creates a brokerage relationship, agency relationship, or fiduciary duty between you and REVOL or any REVOL agent. Under Maryland law, an agency relationship is established only through a written agreement executed by both parties. Requesting information, submitting a form, scheduling a showing, or communicating with an agent through the Site does not by itself make REVOL your agent, and you should not assume that any duty of confidentiality applies to information you share before a written agreement is in place.

If you are currently represented by another broker under an exclusive written agreement, this Site and any communication generated from it is not intended as a solicitation of that representation.

3. Equal Housing Opportunity and Fair Housing

We do not discriminate in the sale, rental, financing, advertising, or brokerage of housing on the basis of race, color, religion, sex, national origin, familial status, disability, sexual orientation, gender identity, marital status, source of income, military status, or any other characteristic protected by federal, state, or local law.

Property descriptions, neighborhood content, and search tools on this Site are provided for informational purposes only and are not intended to steer, direct, or discourage any person toward or away from any neighborhood or property. If you believe you have experienced housing discrimination, you may file a complaint with the U.S. Department of Housing and Urban Development or the Maryland Commission on Civil Rights.

4. Listing Data, IDX, and MLS Information

Certain listing content displayed on the Site is provided through an Internet Data Exchange (“IDX”) feed supplied by the applicable multiple listing service (“MLS”). The following terms apply to all IDX and MLS-sourced content:

Ownership and attribution. IDX listing data is the copyrighted property of the originating MLS and its participants. It is displayed under license and remains subject to the rules of that MLS. Listings held by brokerage firms other than REVOL Real Estate are marked with the applicable IDX or broker reciprocity identifier and include the name of the listing broker.

Accuracy is not guaranteed. Information is deemed reliable but is not guaranteed accurate by the MLS, by REVOL, or by any listing or cooperating broker. Square footage, lot size, room counts, school assignments, tax figures, HOA and condominium fees, permitted uses, zoning, flood designation, and property condition are compiled from sources including public records and third parties, and have not been independently verified. All information should be independently reviewed and verified for accuracy, and prospective purchasers are strongly encouraged to obtain an independent home inspection, survey, and title examination before relying on it. Properties may be subject to prior sale, change, or withdrawal without notice.

Permitted use. IDX data is provided exclusively for your personal, non-commercial use and may not be used for any purpose other than to identify prospective properties you may be interested in purchasing or leasing. You may not copy, redistribute, scrape, republish, resell, frame, or create derivative works from listing data, photographs, virtual tours, or descriptions.

Timing. Listing data refreshes on a schedule set by the MLS and may lag actual market status. A property shown as active may already be under contract or sold.

5. Home Valuation Tool

The Site may offer an automated home valuation, instant offer estimate, or comparative market analysis request tool. Any figure or range produced by such a tool is an automated estimate only and is not an appraisal, a broker price opinion, a guaranteed sale price, or an offer to purchase.

Automated valuations are generated from public records, prior sales data, and statistical models. They cannot account for interior condition, renovations, deferred maintenance, functional layout, views, easements, permit history, or current local demand. Actual market value can differ materially — in either direction — from any estimate shown.

Do not rely on an automated estimate for pricing a sale, setting a purchase offer, refinancing, tax appeal, estate settlement, divorce, or any other financial or legal decision. For a defensible value, obtain a licensed appraisal, or contact REVOL for a full comparative market analysis prepared by a licensed agent who has viewed the property.

6. Mortgage, Title, Insurance, and Related Services

Where the Site references mortgage financing, title and settlement services, homeowners insurance, or other services, those services are provided by separate companies. REVOL Real Estate does not originate loans, issue title insurance policies, or underwrite insurance.

You are not required to use any provider we mention, recommend, or are affiliated with as a condition of buying, selling, or financing a property. You are free to shop for and select your own lender, title company, settlement agent, insurance carrier, home inspector, and attorney.

REVOL or its principals may hold an ownership interest in one or more affiliated service providers. Where a referral is made to an affiliated entity, you will receive a written Affiliated Business Arrangement Disclosure as required by the Real Estate Settlement Procedures Act (RESPA) at or before the time of referral, which will identify the nature of the relationship and the estimated charges.

No rate, payment, program, term, or approval figure shown on the Site is a commitment to lend. All financing is subject to application, underwriting, credit approval, income and asset verification, appraisal, and program eligibility.

7. Communications, Calls, and Text Messages

By submitting your phone number through a form on the Site, requesting a call back, or otherwise providing your contact information to REVOL, you agree that REVOL Real Estate and its agents may contact you at that number by telephone call, text message (SMS/MMS), and email regarding your inquiry and related real estate services — including by automated telephone dialing system or prerecorded or artificial voice.

Consent to receive marketing calls or texts is not a condition of purchasing any property, product, or service. Message and data rates may apply. Message frequency varies.

You may opt out of text messages at any time by replying STOP to any message; reply HELP for assistance. You may opt out of marketing email by using the unsubscribe link in any message. You may request to be added to our internal Do Not Call list by emailing [email protected] or calling 443.720.7800. We will honor opt-out requests promptly. Note that we may still contact you regarding an active transaction or an existing contractual relationship.

8. Your Account and Conduct

Some Site features may require you to create an account or save searches. You are responsible for maintaining the confidentiality of your credentials and for all activity under your account. Notify us promptly at [email protected] if you believe your account has been compromised.

You agree not to:

  • Use any robot, spider, scraper, crawler, or automated means to access, monitor, or copy the Site or its listing data
  • Attempt to gain unauthorized access to the Site, its servers, or any connected system
  • Interfere with or disrupt the Site, including by introducing malware, overloading, or denial-of-service activity
  • Reverse engineer, decompile, or attempt to derive source code from the Site
  • Use the Site for any unlawful purpose, or to harass, defame, or infringe the rights of others
  • Submit false, misleading, or third-party contact information, or impersonate another person
  • Use listing data, agent contact details, or other Site content to compile a database or for commercial solicitation
  • Remove, obscure, or alter any copyright, trademark, or MLS attribution notice

We may suspend or terminate access to the Site, in whole or in part, at any time and without notice, for any reason including suspected violation of these Terms.

9. User Submissions

If you submit a review, testimonial, comment, photograph, video, question, or other content to the Site (“Submission”), you grant REVOL a non-exclusive, worldwide, royalty-free, perpetual, irrevocable, sublicensable license to use, reproduce, adapt, publish, display, and distribute that Submission in connection with our business and marketing, in any medium now known or later developed.

You represent that you own or have all necessary rights to your Submission, that it is truthful, and that it does not infringe any third party’s rights or violate any law. We are not obligated to publish, retain, or monitor Submissions, and may remove any Submission at our discretion.

Do not submit confidential information, financial account numbers, Social Security numbers, or sensitive personal data through unsecured public Site features.

10. Intellectual Property

Except for IDX and MLS content addressed in Section 4, all content on the Site — including text, graphics, logos, photographs, video, audio, page design, layout, code, and the selection and arrangement of content — is the property of REVOL Real Estate or its licensors and is protected by U.S. and international copyright, trademark, and other intellectual property laws.

“REVOL,” “REVOL Real Estate,” the REVOL logo, and related marks are trademarks or service marks of REVOL Real Estate. Nothing on the Site grants any license to use our marks without our prior written permission.

You may view, download, and print pages from the Site for your own personal, non-commercial use, provided you do not remove any proprietary notices. Any other use — including reproduction, modification, distribution, republication, or public display — requires our prior written consent.

11. Copyright Infringement Notices (DMCA)

REVOL respects the intellectual property rights of others. If you believe content on the Site infringes a copyright you own or control, send a written notice to our designated agent containing:

  1. A physical or electronic signature of the copyright owner or person authorized to act on their behalf
  2. Identification of the copyrighted work claimed to be infringed
  3. Identification of the material claimed to be infringing and its location on the Site, with enough detail for us to locate it
  4. Your name, mailing address, telephone number, and email address
  5. A statement that you have a good faith belief the use is not authorized by the copyright owner, its agent, or the law
  6. A statement, made under penalty of perjury, that the information in the notice is accurate and that you are authorized to act on behalf of the copyright owner

We will respond to properly submitted notices in accordance with the Digital Millennium Copyright Act, including by removing or disabling access to the material. We may terminate access for repeat infringers. If you believe material was removed in error, you may submit a counter-notice containing the elements required by 17 U.S.C. § 512(g).

12. Third-Party Links and Services

The Site may link to or embed third-party websites, tools, and services — including MLS portals, mapping providers, mortgage calculators, video platforms, scheduling tools, and social media. We do not control and are not responsible for the content, accuracy, availability, security, or privacy practices of any third party. Links are provided for convenience and do not constitute endorsement. Your use of a third-party service is governed by that party’s own terms and privacy policy.

13. Disclaimer of Warranties

THE SITE AND ALL CONTENT, LISTING DATA, VALUATION ESTIMATES, CALCULATORS, AND SERVICES ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS, WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. TO THE FULLEST EXTENT PERMITTED BY LAW, REVOL DISCLAIMS ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, ACCURACY, AND NON-INFRINGEMENT.

WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, TIMELY, SECURE, OR ERROR-FREE, THAT DEFECTS WILL BE CORRECTED, OR THAT THE SITE OR ITS SERVERS ARE FREE OF VIRUSES OR HARMFUL COMPONENTS. WE MAKE NO WARRANTY AS TO THE ACCURACY, COMPLETENESS, RELIABILITY, OR CURRENCY OF ANY CONTENT, INCLUDING LISTING DATA AND AUTOMATED VALUATIONS.

Nothing on the Site constitutes legal, tax, accounting, appraisal, engineering, environmental, insurance, or investment advice. Consult qualified licensed professionals before making any real estate or financial decision.

14. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, REVOL REAL ESTATE, ITS OWNERS, OFFICERS, AGENTS, EMPLOYEES, AFFILIATES, AND LICENSORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, LOSS OF GOODWILL, OR BUSINESS INTERRUPTION, ARISING OUT OF OR RELATING TO YOUR USE OF OR INABILITY TO USE THE SITE — WHETHER BASED IN CONTRACT, TORT, NEGLIGENCE, STRICT LIABILITY, OR ANY OTHER THEORY, AND EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

IN NO EVENT SHALL OUR TOTAL AGGREGATE LIABILITY ARISING FROM OR RELATING TO THE SITE EXCEED ONE HUNDRED DOLLARS ($100.00).

Some jurisdictions do not allow the exclusion or limitation of certain damages, so portions of this section may not apply to you. Nothing in these Terms limits liability that cannot lawfully be limited.

15. Indemnification

You agree to indemnify, defend, and hold harmless REVOL Real Estate and its owners, officers, agents, employees, affiliates, and licensors from and against any claims, liabilities, damages, losses, costs, and expenses — including reasonable attorneys’ fees — arising out of or related to your use of the Site, your Submissions, your violation of these Terms, or your violation of any law or third-party right.

16. Governing Law and Dispute Resolution

These Terms and any dispute arising out of or relating to them or to the Site are governed by the laws of the State of Maryland, without regard to its conflict of laws principles.

You agree that any action or proceeding shall be brought exclusively in the state or federal courts located in Baltimore County, Maryland, and you consent to the personal jurisdiction and venue of those courts.

Before filing any claim, you agree to first contact us at [email protected] and attempt in good faith to resolve the dispute informally for a period of at least thirty (30) days.

Any claim arising out of or related to the Site must be filed within one (1) year after the claim arose, or it is permanently barred, except where a longer period is required by law.

17. Accessibility

REVOL Real Estate is committed to making the Site accessible to the widest possible audience, including people with disabilities, and works toward conformance with the Web Content Accessibility Guidelines (WCAG) 2.1 Level AA.

18. General Provisions

Severability. If any provision of these Terms is held unenforceable, that provision will be modified to the minimum extent necessary or severed, and the remaining provisions will remain in full force.

No waiver. Our failure to enforce any provision is not a waiver of our right to enforce it later.

Assignment. You may not assign these Terms. We may assign them in connection with a merger, acquisition, or sale of assets.

Entire agreement. These Terms, together with the Privacy Policy and SMS Terms, constitute the entire agreement between you and REVOL regarding the Site and supersede any prior understandings.

Headings. Section headings are for convenience only and do not affect interpretation.
